In Rural Iberia we analize different real estate projects in regions that we consider emerging areas and were the value of the properties will increase.
We have an stable inverstors´ list, that have already had satisfactory experiences with us, to whom we offer to participate in the new projects that, once analyzed, we decide to carry on.
We can distinguish, basically, 2 types of investments:
- Long term investments
- Short term investments
LONG TERM INVESTMENTS
We are talking about projects that, once they have been developped , we put under exploitation. The investor buys one or more units in the project that remain in his patrimony with permanent charater.
Those investment projects are characterized by:
- Type of investment:
Purchase of a property with management and tourist exploitation included.
- Investment lenght:
It is detemined by the investor, whom will have a property that will be part of his patrimony until he decides to sell it.
- Returns:
Your property includes a management and exploitation model that will provide you a determined return.
- Enjoyment using the property:
During a certain period of time every year you will be able to enjoy, with no cost, your property.
- Capital gain:
Permanent increasement in value of the property.
- Profitability:
Around the 15% per year over the buying price and around the 40% over the own resources contributed by the investor, that means without considering resources from others (loan) that he may subrogate.

SHORT TERM INVESTMENTS
In that case the investor participates in the project from the initial phase with a short term investment (between 6 and 12 months) that normally will be made by means of a participative loan that will have one double remuneration, a fixed interest based on the amount and term of the loan and a variable participation on the final results of the project. These investments are characterized by:
- High rotation of capital:
In less of a year the investor will recover his money.
- Warranties:
By means of pledge of some stock shares of the company owning the project.
- High profitability of the loan:
Between 50% and 100%, depending on the term of the loan.
Investments in study:
- Restoration of “masías” (country houses).
